How often should asphalt be sealcoated?

For a driveway or parking lot, we recommend re-coating every 3-5 years for optimal performance and longevity. For sports surfaces (tennis courts, running tracks, etc.) we recommend re-surfacing every 6-8 years. These service intervals can vary based on use, weather conditions, and other factors.

How long should I wait before walking or driving on a surface after it is sealcoated?

It can take 24 to 48 hours for a sealcoating to cure completely, depending on weather conditions. In sunny, hot conditions the curing time will likely be closer to 24 hours, but in cloudy, cooler temperatures it might take closer to 48 hours. Expect to see some tire marks, possibly for several weeks, after sealcoating is done. This is especially true in the heat of summer. This is normal and they will go away on their own. If crack sealant has been applied to your driveway, it will be visible through the sealcoating. Do not turn your wheels while your car is sitting still. Power steering will tear the sealer film.

How does rain affect sealcoating?

When scheduling services in advance, we cannot guarantee the future weather will always cooperate. We will use our best judgement and experience to determine if the weather will affect the coating. The final decision will be made on the day of the scheduled service. Our sealer has fast drying additives which assist in the curing time. As long as the sealer is dry to the touch, rain will not affect the finished product.
